    • This service restates the financial projections found in Selling Brokers sales offerings so they more realistically project a property's potential.
    • Our fiduciary duty rests with our client, and not to the property owner.
  • Our Underwriting Service helps protect our client from overly optimistic Selling Brokers and property owners.
    • Our 5-page underwriting shows our client what is realistic to expect in the way of returns.
    • We look at various value-added opportunities which can make a "so-so" deal into a good deal.
  • Our Due Diligence Service thoroughly reviews and inspects the property's financial statements, leases, rent roll, unit interiors and property exterior to identify conditions affecting the property's ability to generate net operating income.
    • We analyze sales comps, rental rates in the sub-market, complete a lease audit, inspect the unit interiors and develop and price out our recommendations for improvements to the property.
    • A large portion of this work is completed in conjunction with the client's third management company.
  • Our Asset Management Service is intended to maximize the cash flow from the property by closely supervising the client's third-party property manager. In addition, we evaluate net operating income improvement projects, hold versus sell scenarios and refinancing alternatives in order to maximize our client's returns.
