
Our
fees are a function of the extent and complexity of the services we provide: - We
can assist our clients with relatively simple assignments such as analyses of
re-sale and refinance scenarios and property evaluations.
- On
the other hand, we can provide our full scale property identification, underwriting,
due diligence and our other Buyer's Brokerage Services.
- We
can also provide on-going asset management in which we closely supervise and motivate
the client's third-party manager.
- Finally,
we can supervise the development, buyout, scheduling and implementation of large
scale property renovation programs.
Our
services for locating, underwriting and due diligence are provided on a spec basis.
We receive no compensation for looking or investigating acquisition possibilities
until a purchase actually closes. We absorb all investigative costs other than
lease auditing costs, unit interior inspection costs and other third-party costs,
if a deal does not close. If
a brokerage fee from the Seller is available, we will subtract it from our fee
structure to be paid by our client. However, if a higher fee is available from
the Seller, the client will not be obligated to pay an acquisition and due diligence
fee other than to pay for all third-party and direct acquisition costs. Our
fee structure is available upon request. "Worth
