  • Uses strategies we have developed and refined over the years to identify and deliver properties at the best value to our clients, in many cases at below market prices.
  • Uses our databases to identify underperforming properties and make unsolicited offers to property owners before their opinions of value are unduly inflated by Selling Brokers.
  • Uses our experience to analyze and restate the income, operating expenses, and replacements presented in the sales offerings prepared by Selling Brokers so the financial projections more realistically reflect the property's potential.
  • Uses our market knowledge, underwriting and due diligence experience to put our clients in the position to make a well informed investment decision regarding the acquisition of the property.
  • Uses our experience in managing and renovating over 30,000 units to work closely with our client's third-party management company to maximize the net cash flow of the property.


As a Buyer-Broker, we:

  • Represent our clients' interests alone throughout the entire negotiations. We represent our clients' interests exclusively, not the interests of the property owner.
  • Have complete loyalty to our clients without any conflicts of interest.
  • Maintain confidentiality concerning our client's interests, motivations, and plans for the property.
  • Have fiduciary duties to our clients. Our loyalty is never shared with the property owner.
